The Own a Philippine Home Loan Program is a financing program unique to PNB. It allows Filipinos and non-Filipinos residing and working in Japan an easy way to obtain a bank financing of residential and or investment of real estate in the Philippines.
Proceeds of the loan will be released directly to the Seller/Developer in Philippine Pesos while, monthly loan payments by borrowers will be in Japanese Yen.

Loan Purpose
✓ Purchase of Lot, House & Lot, Condominium, Townhouse or Rowhouse
✓ House Construction or Home Improvement
✓ Refinancing of a Philippine Peso home mortgage loan
✓ Reimbursement of Acquisition or Construction Cost
- Filipinos in Japan with working, long-term/permanent residence, during mission, Investors/Business Managers, designated activities visas and who are gainfully employed;
- Filipino spouses of Japanese and other nationalities, (Spouses should both be the borrowers);
- Japanese and other nationalities working in Japan. (Subject to restrictions on foreign ownership of Philippine property
- Accomplished Loan Application
- One Passport size picture of borrowers (husband & wife)/co-borrowers
- Photocopy of Passport
- Photocopy of Residence Card (Non-Japanese)
- Photocopy of Driver’s License or Health Insurance (Japanese)
- Photocopy of “MY NUMBER” Card or Notice
- Original certificate of employment indicating the date of commencement of employment, present salary and position. If self-employed, original Business Registration Certificate (issued not more than 6 months).
- Proof of Income for the past two (2) years such as Withholding Tax Certificate (Gensenchoshuhyo) or Taxation Certificate (Kazeishoumeisho) or Income Tax Return (Kakuteishinkoku), if self-employed
- Photocopy of Latest Pay Slips (for 3 months)
- Marriage Certificate (Koseki-tohon) (issued not more than 3 months)
- Residence Certificate (Jyumin-hyo) (all family members and issued not more than 3 months)
For House Construction and Improvements:
- Photocopy of the Transfer Certificate (TCT) or Condominium Certificate Title (CCT)
- Location Plan/Vicinity Map certified by a Geodetic Engineer
- Photocopy of latest tax declaration, current real estate tax receipt & tax clearance
- Building plan specifications duly signed by Civil Engineer or Architect
- Bill of materials or Construction Cost Estimate duly signed By Civil Engineer of Architect
- Duly approved building remodeling or building permit
For Purchase of Property:
- Photocopy of the Transfer Certificate (TCT) or Condominium Certificate Title (CCT)
- Location Plan/Vicinity Map certified by a Geodetic Engineer
- Photocopy of latest tax declaration, current real estate tax receipt & tax clearance
- Contract To Sell with Statement of Account or Reservation Agreement or Conditional Deed of Sale
